Gates

Common Rolling Gate Problems

  • Heavy to lift, or falls too fast: the spring in the barrel has lost tension or broken.
  • Stuck halfway: a bent slat catching, or guides full of dirt and ice.
  • Crooked curtain: slats that have shifted sideways in the guides.
  • Bottom bar bent: from being slammed down or hit, so the gate will not close flat.
  • Lock jammed: rust and grit in slide locks and padlock hasps.

Gate Habits That Cause Repairs

Most gate damage comes from the same handful of habits: pulling the gate down hard and letting it slam, pushing up from one corner, and leaving salt and grit in the guides all winter. A gate lowered steadily from the center, with guides wiped and lightly sprayed a few times a year, lasts much longer.

For motorized gates, the operator and its limits need checking too.

Service

How a Gate Repair Goes

  1. Secure the curtain so it cannot drop.
  2. Find the cause: spring tension, guides, slats, bottom bar or lock.
  3. Re-tension or replace the spring, straighten or replace slats, clean and align guides.
  4. Repair or replace the lock, and test the gate through its full travel.

Shops, Restaurants and Garages

Storefront gates are only part of what businesses need. For roll-up doors on loading areas and sectional doors on service bays, see commercial garage doors.

Gate stuck open at closing time? Call right away — we treat a business that cannot lock up as urgent.

Manual and Motorized Gates

Most storefront gates are lifted by hand with the help of a spring in the barrel. When that spring weakens, the gate gets heavy and starts to drop on its own; re-tensioning it brings the gate back to an easy lift. Motorized gates add an operator with limits and, often, a manual chain backup — both need checking when a gate misbehaves.

Winter and Gates

Ice in the guides and salt on the slats are the main winter enemies. Clear snow from the bottom of the gate before closing, keep the guides free of ice, and give the guides and lock a light silicone spray before the first freeze. A gate frozen to the sidewalk should be freed, not yanked.

Call (516) 442-8171 if the gate will not close at the end of the day — a business that cannot lock up is treated as urgent.

Rolling Gate Questions

Answers as of October 2026. Still unsure? Call (516) 442-8171 and describe what the door is doing.

Why is my rolling gate so hard to pull down or lift?

Usually the spring inside the barrel has lost tension, the guides are packed with dirt, or a slat is bent and catching. Re-tensioning the spring and cleaning and aligning the guides fixes most of them.

Can a bent rolling gate slat be replaced?

Yes. Individual slats or a section of curtain can be replaced without replacing the whole gate, as long as matching slats are available.

My rolling gate lock is rusted — can you fix it?

We repair and replace slide locks and bottom-bar locks, and lubricate the mechanism so it keeps working through the winter.

Should I lubricate my rolling gate?

Lightly, a few times a year: a dry silicone spray in the guides and on the lock. Avoid heavy grease, which traps grit.
